- There are natural changes in levels, with the site falling away towards the river. Any development should be located on the higher parts of the site to reduce risk of flooding.

- Phase 1 habitat survey required.
- Surface water drainage strategy required which incorporates SUDS.
- Houses should be designed to reflect the scale of adjacent properties.
- Landscaping could include deciduous trees help to integrate the development within the wider wooded landscape.
- Layout of accesses to retain stone wall along road frontage as far as possible.
- Maintenance of a green corridor between any development and the riverbank, and seek to provide walking or cycling improvements utilising designated local green space HV06A.
- Construction Management Plan which outlines measures for reducing adverse impacts of construction phase on nearby residential properties.
- Consider opportunities to formalise public access along the footway.

- Provide suitable access to the site which overcomes the issue of restricted visibility southwards, potentially utilising and improving the existing Playdale access.
- Surface Water Drainage Strategy required which ensures any surface water is dealt with by appropriate use of sustainable drain systems and demonstrates that there will be no increase in flood risk elsewhere.
- Retain or reconstruct the stone wall boundary with the B5278 in order to retain some of the rural character of the site.
- Carry out an extended Phase 1 Habitat Survey to establish potential ecological constraints because of the proximity of an internationally designated site.
- This will inform the requirement or otherwise for further surveys such as for reptiles as there is recorded interest in the wider area.
- The scale and type of development will need to safeguard local and residential amenity.
- Pre-application engagement with United Utilities to discuss proximity of existing United Utilities Wastewater Treatment Works in relation to the proposed development.

- The scale, design, and layout of development will be key considerations particularly with reference to neighbouring residential properties and the historic pattern and scale of Coniston.
- Development should be contained to the lower parts of the site in order to retain a sense of openness when viewed from the highway.
- Transport Assessment and Travel Plan will be required.
- Improved access arrangement that provides safe access and egress. Link to the footpath on the southern boundary should be provided.
- Provision of off-street parking to support the level of proposed development in accordance with the Cumbria Design Guide.
- Only Class E (g) uses will be supported on this site.
- Flood risk assessment required as site is over 1 hectare.
- Surface water drainage strategy is required which demonstrates that development incorporates SUDS.
- Landscaping scheme required to accompany a planning application.

Site requirements:
- A Heritage, Design and Access Statement and a World Heritage Site Checklist.
- Provide new access to the site in accordance with the Highways Agency’s guidelines, and undertake pre-application discussion.
- Improvements to pedestrian links southwards from the site to Backbarrow are required. Consider provision of footpath to riverbank to allow public access.
- Flood risk assessment required and its recommendations will need to be incorporated into the scheme to mitigate the effects of flooding.
- Retain the existing trees along the boundary of the site for their amenity value. The site layout will need to reflect the need to maintain the root protection area of existing trees.
- Carry out an extended Phase 1 Habitats Survey because of the proximity of the River Leven. This will inform the requirement or otherwise for further surveys such as bat and otter surveys.
- Improvements to pedestrian links southwards from the site to Backbarrow.
- A Transport Assessment and Travel Plan may be required depending on the nature and scale of development proposed. Highways England should be consulted at the scoping stage.
- Plant native tree and hedgerow species, as appropriate, to enhance ecological connectivity with surrounding habitats.
- Protection and enhancement of watercourse and bankside habitat for the benefit of wildlife.
- Surface water drainage strategy is required which demonstrates that development incorporates SUDS.
- Clean water pipeline is not currently available in this location so new infrastructure will be necessary. It is likely a developer would be required to make a contribution proportionate to the additional demand on the network as a result of development.
- Dialogue and liaison with the Highways Agency is considered essential in the development of the site.
- Ensure site infrastructure delivers broadband of at least 30Mbs. This includes providing fibre broadband within the site to ensure connection to ‘Fibre to the Premises’ (‘full fibre’) when it becomes available.

Site requirements:
- A Heritage, Design and Access Statement that addresses the impact of the development on Hawkshead Conservation Area and a World Heritage Site Checklist.
- Careful consideration of the mix of uses, design, layout and scale of development.
- Sympathetic and high quality design and use of appropriate materials.
- Improvements to pedestrian linkages into the village centre (through Victoria Street) through the site.
- Tree constraints plan and tree survey required.
- Surface water drainage strategy is required which demonstrates that development incorporates SUDS.
- A Transport Statement may be required depending on the use and scale of development. Transport Statement should include parking strategy.
- Pre-application discussion with Environment Agency regarding the culvert.
- The Esthwaite Water Ramsar and Site of Special Scientific Interest (SSSI) site is located within 250m of the site so development including construction must avoid adverse impact on the designated watercourse.
