View the land allocation sites under Policy 14 in the North Distinctive Area of the Lake District National Park.

Site area (hectares): 3.20

Use: Housing

Site requirements:

  • Heritage Impact Assessment to assess the impact on World Heritage Site designation and heritage assets. In addition a Heritage, Design and Access Statement and a World Heritage Site Checklist would be required.
  • Design and layout considerations to integrate with existing settlement and achieve minimum separation distances from existing properties.
  • The topography of the southern part of the site offers the most scope for development. Development must be of appropriate scale, design, and layout with a landscaping scheme to mitigate the visual impact of development on the wider landscape.
  • Any development should seek to establish a clear boundary, reflecting local landscape characteristics. The establishment of a tree belt would achieve this and further integrate the site into the landscape.
  • Access be provided through the adjacent Calvert Way development and a secondary vehicle access should be provided.
  • Transport Assessment including impact on Crosthwaite roundabout on the A66.
  • Improve sustainable transport infrastructure to link to existing networks.
  • Tree constraints plan required.
  • Tree survey required.
  • Root protection of trees during construction.
  • Flood Risk Assessment required.
  • Surface water drainage strategy is required which demonstrates that development incorporates SUDS and ensures the greenfield runoff rate is not exceeded.
  • Landscape and visual impact assessment required.
  • Development needs to avoid any easements resulting from the new water pipeline passing through the site.
  • The River Derwent & Bassenthwaite Lake is a designated Special Area of Conservation (SAC) and River Derwent and Tributaries Site of Special Scientific Interest (SSSI) so development, including construction, must avoid adverse impact on the designated watercourse.
  • A project level Habitat Regulations Assessment will be required for any development proposal.

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Considerate scale, layout and design which protects the amenity of neighbouring residents on Brackenrigg Drive, Skiddaw Street and Blencathra Street.
  • Tree survey required.
  • Surface water drainage strategy (if site redeveloped) to demonstrate no adverse impact on surrounding properties and which incorporates SUDS.
  • Bat survey required if works are proposed to the roof.
  • Provision of off-street car parking in line with the Cumbria Development Design Guide.
  • Transport Statement required.
  • Root protection of trees during construction.
  • The River Derwent and Bassenthwaite Lake is a designated Special Area of Conservation (SAC) and River Derwent and Tributaries Site of Special Scientific Interest (SSSI) so development, including construction, must avoid adverse impact on the designated watercourse.

Site area (hectares): 0.35

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Best practicable visibility splays need to be incorporated into the design of the scheme to address highway safety issues onto B5289.
  • Design and materials should reflect local vernacular and retain existing boundary features to minimise landscape impact.
  • The site layout will need to reflect the need to maintain the root protection area for the existing trees within the site and on neighbouring land.
  • Bat and red squirrel surveys may be required, as there are bats recorded within 500m of the site.
  • Retention of the existing boundary features and trees, and planting of appropriate native species trees has the potential to enhance ecological connectivity with surrounding habitats and assimilate development into the wider landscape. Landscaping scheme to be submitted with planning application.
  • Archaeological desk-based assessment.
  • Surface water drainage strategy is required which incorporates SUDS. A suitable discharge location will need to be demonstrated.
  • The Borrowdale Woodland Complex is a designated Special Area of Conservation (SAC) and Johnny Wood Site of Special Scientific Interest (SSSI) so development, including construction, must avoid adverse impact on the designated watercourse.

Use: Employment

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Transport Statement required.
  • Consideration will need to be given to the amenity of nearby residential properties.
  • Surface water drainage strategy is required which demonstrates that development incorporates SUDS. A suitable discharge location will need to be demonstrated.

Use: Employment

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Design, layout and scale will be important considerations to reduce any adverse effects on the amenity of nearby properties. Development should follow the form of the existing units, simple in form reflecting the vernacular character, and be integrated into the landscape.
  • Demonstrate measures to reduce its impact on the landscape including a landscaping scheme. New buildings should be sited close to the existing buildings to limit impacts on the wider, open landscape. The topography should be taken into account when designing the scheme.
  • A landscaping scheme which should include consideration to cutting into the topography to reduce the impact on the open landscape character of the area, alongside planting a shelterbelt of trees to form the southern boundary of the site.
  • Surface water drainage strategy is required which demonstrates that development incorporates SUDS. A suitable discharge location will need to be demonstrated.
  • Prior to submitting an application, liaise with Cumbria County Council to discuss the creation of a new access or intensification of the existing access including acceptable visibility splays.
  • Transport Assessment and Travel Plan required including demonstration of adequate parking.
  • Consideration should be given to proposed lighting to reduce the impact of light spill onto neighbouring properties and in terms of wider landscape impacts.
  • Sewerage capacity issues may need to be investigated at the time of an application.
  • An extended Phase 1 Habitat Survey should be undertaken to establish potential ecological constraints to development. This survey will inform the requirement for further surveys, for example for bats.
  • The River Derwent and Bassenthwaite Lake is a designated Special Area of Conservation (SAC) and River Derwent and Tributaries Site of Special Scientific Interest (SSSI) so development, including construction, must avoid adverse impact on the designated watercourse.

Use: Employment

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Careful consideration to access arrangement through the remaining farm yard.
  • A level and type of employment use appropriate to the highway network.
  • Potential widening of existing access if this provides the access to the employment site.
  • Flood risk assessment as site is within Flood Zone 2.
  • A suitable discharge location will need to be demonstrated.

Site area (hectares): 0.51

Use: Mixed – housing and / or employment

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Design should preserve or enhance the character or appearance of the adjacent Keswick Conservation Area.
  • Access to be taken from the western boundary.
  • Site layout and design should protect the amenity of neighbouring properties.
  • Archaeological field evaluation due to the significant prehistoric activity in the vicinity.
  • Exceptional design due to its prominent location.
  • Extended Phase 1 Habitats Survey to establish potential ecological constraints to development. This survey will inform the requirement for further surveys such as a red squirrel survey which is likely to be required.
  • A footway and/or cycleway should be provided on the western boundary.
  • A Transport Assessment and Travel Plan may be required in accordance with the Cumbria Development Design Guide depending on the nature and scale of development proposed.
  • The precise scale and type of development will need to safeguard local and residential amenity.
  • Existing trees should be retained where possible. Planting scheme should include appropriate native species trees and hedgerows. Creating drystone walls has the potential over the long term to enhance ecological connectivity with surrounding habitat.
  • Surface water drainage scheme to address issues downstream in Hope Park and which demonstrates a suitable discharge location.
