View the land allocation sites under Policy 14 in the West Distinctive Area of the Lake District National Park.

Site area (hectares): 0.64

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Require archaeological watching brief to establish information about the archaeological resource existing on site.
  • Design and layout to integrate with existing settlement and achieve minimum separation distances from existing properties along Chapel Lane.
  • Landscape Scheme required.
  • Transport Form or Transport Assessment may be required depending on scale of development proposed.
  • Phase 1 habitat survey required.
  • Surface water drainage strategy is required which incorporates the use of SUDS.
  • Layout to incorporate cycling/pedestrian routes to connect with site ‘WDA02H’

Site area (hectares): 0.83

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Design and layout considerations to integrate with existing settlement and achieve minimum separation distances from existing properties along Chapel Lane.
  • Landscape scheme to reinforce the site into the village envelope and develop strong southern and western boundaries.
  • Surface water drainage strategy which incorporates SUDS.
  • Phase 1 habitat survey required.
  • Require archaeological watching brief to establish information about the archaeological resource existing on site.
  • Transport Assessment or Transport Statement may be required depending on level of development.
  • Access to be taken off Chapel Lane via existing field entrance. An access corridor 12 metres wide together with an emergency access should be provided.
  • Layout to incorporate cycling/pedestrian routes to connect with site ‘WDA01H’ and to connect to the Public Rights of Way network

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Layout and design of high quality to reflect the quality of the adjacent Victory Garden development, and round off the end of the village.
  • Require archaeological watching brief to establish information about the archaeological resource existing on site.
  • Transport Form will be required.
  • Surface water drainage strategy is required which demonstrates that development incorporates SUDS.
  • Access from Church Lane with appropriate visibility splays.

Site area (hectares): 0.33

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Incorporation of local green space. This may include informal amenity space as part of development proposals, reflecting the current use of the site.
  • Require archaeological watching brief to establish information about the archaeological resource existing on site.
  • Surface water drainage strategy is required which demonstrates that development incorporates SUDS.

Site area (hectares): 0.5

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Design and scale of development appropriate to adjacent uses to avoid unacceptable amenity issues.
  • Need to prepare an acceptable access arrangement and road layout to ensure there are no unacceptable highway safety impacts. Transport Form may be required.
  • Development on the field should demonstrate that it would conserve and enhance the integrity and setting of the historic environment.
  • Surface water drainage strategy is required which demonstrates that development incorporates SUDS. A suitable discharge location will have to be demonstrated.
  • The development should be designed in such a way that it would not result in significant harm to the landscape. Any development should respond to the local vernacular of Gosforth and be of a high quality design.
  • It will be necessary for the any development to resolve or take account of any potential rights of access that may exist.

Site area (hectares): 0.47

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • The access must, as far as practicable, apply the principles of adoptable highways standards and the number of dwellings should proportionately reflect any limitations in achieving this.
  • Extended Phase 1 Habitats Survey to establish potential ecological constraints to development. This survey will inform the requirement or otherwise for further surveys.
  • The site layout will need to reflect the need to maintain the root protection area for the existing trees within the site and on neighbouring land.
  • Planting appropriate native species trees, hedgerows and the creation of new drystone walls appropriate to the location has the potential over the long term to enhance ecological connectivity with surrounding habitats. This will benefit bats and other species.
  • Presence of the sewerage network which runs through the site. Consideration needs to be given to this in the design of any scheme.
  • Surface water drainage strategy is required which demonstrates that development incorporates SUDS.

Site area (hectares): 4.83

Use: Mixed – predominantly employment uses with hotel and ancillary café/restaurant use

Site requirements:

  • Heritage Impact Assessment to assess the impact on World Heritage Site designation and heritage assets. In addition a Heritage, Design and Access Statement and a World Heritage Site Checklist would be required.
  • Comprehensive site masterplan and phasing plan to understand how all elements of the site will deliver a high quality business park.
  • Investigation into the potential for contamination on site through a Phase 1 Contaminated Land Assessment.
  • Access improvements required to meet the level of use associated with the site.
  • Transport Assessment and Travel Plan will be required and Highways England are to be engaged at the scoping stage due to potential impact on Strategic Road Network.
  • Traffic calming measures on the A595 may be required to ensure safe access and egress from the A595.
  • Tree constraints plan required. Root protection areas required during construction.
  • Phase 1 habitat survey required.
  • Flood risk assessment required as site is over 1 hectare.
  • Surface water drainage strategy is required which demonstrates that development incorporates SUDS.
  • Comprehensive landscaping plan to create and attractive business park site and provision of informal greenspace should be provided as part of this landscaping plan.
  • Ensure site infrastructure delivers broadband of at least 30Mbs. This includes providing fibre broadband within the site to ensure connection to ‘Fibre to the Premises’ (‘full fibre’) when it becomes available.

Site area (hectares): 4.38

Use: Mixed – housing, tourism, and employment

Site requirements:

  • Heritage Impact Assessment to assess the impact on World Heritage Site designation and heritage assets. In addition a Heritage, Design and Access Statement and a World Heritage Site Checklist would be required.
  • An extended Phase 1 Habitat Survey should be undertaken to establish potential ecological constraints to development. This survey will inform the requirement for further surveys, for example for bats.
  • Transport Assessment and Travel Plan required. A pedestrian and, or cycle path is required to link this site to Bootle and Bootle Station in order to ensure safe access, and to overcome accessibility concerns.
  • Swimming pool will be replaced by a new pool or at an agreed off-site location.
  • Junction improvements will be required to ensure safe vehicular access to the site.
  • A Phase 1 Contaminated Land Assessment is required to clarify the likelihood and possible nature of any contamination.
  • Retaining mature trees, planting trees and hedgerows and retaining and creating new drystone walls where possible have the potential over the long term to enhance ecological connectivity with surrounding habitats.
  • Provision of publically accessible local green space and play facilities due to its location in relation to existing provision.
  • Sewerage capacity issues need to be investigated at the time of an application.
  • Flood risk assessment required as site is over 1 hectare.
  • Surface water drainage strategy required which incorporates SUDS.
  • Ensure site infrastructure delivers broadband of at least 30Mbs. This includes providing fibre broadband within the site to ensure connection to ‘Fibre to the Premises’ (‘full fibre’) when it becomes available.
