View the land allocation sites under Policy 14 in the East Distinctive Area of the Lake District National Park.

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • The scale, design, and layout of development will be key considerations particularly with reference to the neighbouring residential properties and surrounding vernacular.
  • Development of adequate access arrangement with necessary visibility splays onto B5220 if access is not taken through the adjacent housing development.
  • Development should have regard to the historical form of the settlement and an archaeological desk top assessment will be required.
  • A tree constraints plan is required showing the trees to be retained along the western boundary and any necessary additional planting.
  • Surface water drainage strategy is required which demonstrates that development incorporates SUDS.
  • Development will need to include a strong boundary along the northern edge of the site. This should reflect boundary features common to the landscape, including hedges and stone walls.

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Retain or divert footway through the site.
  • Bat survey required.
  • Tree survey required.
  • The boundary stone wall is an important landscape feature and should be retained. The clusters of trees should also be retained to help screen and integrate the development within the village landscape.
  • Development should retain a sense of openness along the eastern boundary to integrate with the gardens of houses to the north and amenity land to the east.
  • The scale, design and materials used in buildings should be sympathetic to the vernacular character of nearby buildings.
  • Landscaping scheme required.
  • Surface water drainage strategy required including incorporation of SUDS.
  • The River Eden is a designated Special Area of Conservation (SAC) and Site of Special Scientific Interest (SSSI) so development, including construction, must avoid adverse impact on the designated watercourse.

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • The design, scale, layout and density of development should reflect the site’s rural character and ensure residential amenity at neighbouring properties is not adversely affected.
  • Surface water drainage strategy required which demonstrates how surface water management and attenuation measures will prevent surface water entering the local sewerage network.
  • Sewerage capacity issues may need to be investigated at the time of an application.
  • Planting appropriate native trees, hedgerow or dry stone walling has the potential over the long term to enhance ecological corridors. This will benefit bats, red squirrels and other species.
  • The River Eden is a designated Special Area of Conservation (SAC) and Site of Special Scientific Interest (SSSI) so development, including construction, must avoid adverse impact on the designated watercourse.

Use: Housing

Site requirements:

  • A Heritage, Design and Access Statement and a World Heritage Site Checklist.
  • Archaeological field evaluation due to the presence of a feature in the Sites and Monuments Record on this site.
  • Consideration to the scale, design and layout to ensure sympathetic design for this location on the fringe of the settlement and taking into account the conservation area and adjacent listed buildings (Askham Gate and barn adjacent).
  • Retaining existing trees where possible, and planting appropriate native species trees, hedgerows, or creating new drystone walls, has the potential over the long term to enhance ecological connectivity with surrounding habitats. This will benefit bats, red squirrels, reptiles and other species.
  • Demonstration of a suitable access to be submitted with the application and provision for pedestrian access to the site.
  • Surface water drainage strategy and demonstration that development complies with SUDS. Assess and demonstrate sufficient capacity of culvert to cope with surface water from development. A suitable discharge location will need to be demonstrated.
  • The River Eden is a designated Special Area of Conservation (SAC) and Site of Special Scientific Interest (SSSI) so development, including construction, must avoid adverse impact on the designated watercourse.
